It is tempting to begin a home search with open houses and online favorites. In a competitive Silicon Valley market, however, the most useful first step is usually mortgage preapproval. It replaces rough estimates with a practical buying range and prepares you to act when the right property appears.

What preapproval tells you

A lender reviews income, assets, credit, debts, and available funds to estimate the loan amount and terms you may qualify for. That does not guarantee final approval, but it gives you a clearer picture of price, cash needed, and expected monthly payment.
