An eligible low-rate loan may be a meaningful listing feature, but it must be verified, explained accurately, and transferred with the correct seller protections.
Is my loan assumable?
Start with the current loan statement, loan type, origination date, servicer, current status, rate, unpaid balance, and maturity date.
Marketing an assumable listing
Lead with verified payment context, disclose the equity gap, define the servicer process, and avoid presenting the attached rate as a guaranteed offer.
Protect the seller
Require formal servicer approval, a release of liability, correct escrow and title documents, and VA entitlement planning when applicable.
Prepare a buyer-ready file
Organize the loan statement, servicer contact, payment breakdown, program documents, estimated timeline, and property disclosures before marketing the financing benefit.
