Marketing an Assumable-Loan Listing

A below-market loan can help a home stand apart, but the listing story must be factual, complete, and easy for a qualified buyer to evaluate.

Verify before advertising

Confirm the loan program, current rate, unpaid balance, payment, remaining term,
servicer process, and seller release requirements.

Show the complete math

State the estimated equity gap and direct buyers to compare the combined payment, not only the first-loan rate.

Use accurate rate language

Describe the existing rate attached to the property. Do not present it as a current loan offer or guarantee that every buyer will qualify.

Prepare an assumption packet

Organize non-sensitive loan documentation, servicer contact information, program details, estimated timing, and instructions for buyer prequalification.

Coordinate the contract

Include realistic assumption milestones, financing and document deadlines, title and escrow requirements, and a fallback strategy if approval is delayed or denied.

Protect the seller

Require formal approval, release of liability, and VA entitlement planning. Title transfer alone is not enough.
