Spotlight listings change often. Assumability is never guaranteed and is always subject to servicer and lender approval.
Why a Spotlight, Not a Public Search Tool
Broad, nationwide assumable-loan search tools pull from public loan and deed records and surface every eligible property to anyone who searches, including other agents. That is not especially useful if you are trying to actually win one of these homes.
Instead, Chris reviews Silicon Valley listings by hand, checks the financing attached to a specific property, and only adds a home here once it has been personally verified. It is a smaller list, but every entry has actually been looked at.
Spotlight matches are shared directly with buyers already working with Chris, not published as an open, searchable database.
How the Spotlight Works
1. Monitor
New Silicon Valley listings are reviewed as they come on the market.
2. Verify
Financing details are checked by hand before a property is ever called “assumable.”
3. Confirm
Numbers are run through the same VA/FHA/USDA calculators in the Assumable Toolkit.
4. Share
Verified matches go first to buyers already working with Chris, then here.
